4 Tips For Buyers in a Tight Market


I'm so excited to be joining the Krista Hartmann home team as a buyers agent. One of the things that I love about being a realtor is that I get to help individuals and families find a home, sometimes their first home. The process of buying a home can be very exciting.

As you start to look at homes, it's exciting to imagine yourself living there and all of the memories you'll make in that home. It can also be overwhelming finding just the right home for you, one that fits in your budget and checks most of those boxes on your checklist. That's why working with a realtor is so important. I can help you not only find the homes that might fit your needs but also negotiate price and offers and help you find a property that will hopefully be a good investment as well. Currently the Realestate market is very tight. The inventory of available houses is still low, which means there are fewer to choose from and often times there will be multiple offers on these homes. That can be frustrating for buyers. Here are a few tips for you to keep in mind as you are looking to find your new home:

1. Communicate-

Let your realtor know exactly what you want in a home. Be specific so they get a true picture of the things that are most important to you. Also be practical. Really look at your list of wants to determine which home attributes are non-negotiable and are which features are great but not deal breakers. This will help your realtor find homes for you to see and also help when it comes to negotiations.

2. Get Pre-Approved-

It is more important than ever to get pre-approved. It helps you to know exactly what price range you're comfortable with and gives the realtor insight when making final negotiations. This information is vital since many sellers right now are receiving multiple offers. Many sellers in a tight market like this will not even consider offers from a buyer without pre-approval. If you don't have a lender, reach out to your realtor, they will have trusted professionals to refer you to that will help walk you through this process as well.

3. Be Flexible-

In this market, with properties selling so quickly, it's important to be flexible and be ready to move quickly. If you see a property that you are interested in let your realtor know right away. That way they can set up a viewing before that home is under contract. Also, be prepared to write an offer quickly. In a perfect world it is great to be the first offer:) You don't want to make a hasty uninformed decision, and that's where that communication piece comes in. If you've really gone over the plan and the details of what you need in a home and how much you can afford then the the decision to make an offer becomes a little easier. Either the home meets those non-negotiable requirements or it doesn't and you move on. You should also be prepared to negotiate. In markets like these the seller will feel like they have more room to negotiate. Your realtor's experience with negotiation will greatly help in this process.

4. Be Patient-

Patience is so important when home inventories are low. There are still many homes out there, it just may take a little longer to find just the right one. It can get discouraging for buyers if they can't find a home that fits their needs and even more frustrating if they find homes they like but they were out bid or the offers went out of their price range. If you find yourself getting to the point of being overwhelmed you might even want to take a short break from house hunting and return with fresh eyes and who knows, maybe that's when you'll find your home and your offer will be accepted. Your home's out there, Be Patient!!
